Required Information
- Proof of income (3x monthly rent amount)
- Current landlord contact info
- All adults aged 18+ must apply & pay a $60 app fee (non-refundable).
- Credit score of 550 or higher
- Guarantors must have a credit score of 650 or higher and show proof of income 5x the monthly rent amount.
Common Reasons to be Declined for Residential Applications
- Incomplete application, evictions, collections from landlords, credit score below 550, and unqualified occupants.
- Felony charge within the last 10 years, any felony charge of illegal manufacture or distribution of a controlled substance, any crime resulting in bodily harm to a person or intentional damage / destruction of property.
- Any sexual related offenses.
- Derogatory rental history.
Pet Policy
Pet policies regarding the number of pets allowed and weight restrictions are property-specific. Please refer to the individual listing of the property you are interested in to confirm this information. If pets are allowed at a particular property, we require all pets to be screened using a third-party screening service.
There will be a one-time, non-refundable pet fee per pet, due at move-in, and monthly pet rent, depending on the number of pets. Please refer to the property listing to confirm these amounts. Pet owners are required to show proof of a minimum of $300k in liability insurance.
All applicants with registered service animals will also be required to complete an animal profile at no charge to the applicant.
